Legend Homes teamed up with Camillo Companies affiliate brand SimplyHome to offer Next Move, an exclusive incentive program for SimplyHome residents.


Participants can receive exclusive benefits* when they purchase a new Legend home, including flexible lease termination dates, up to $5,000 off the purchase price from the rent they’ve previously paid on their SimplyHome residence, up to $15,000 toward closing costs, and even down payment assistance opportunities.

Can I purchase my SimplyHome residence through the Next Move Program? 


SimplyHome residences are not available to purchase under the Next Move Program.

 

With that said, Legend Homes builds communities in and around SimplyHome locations, meaning it’s common for participants to seamlessly transition to homeownership without leaving the area that they love. 


Can I use a REALTOR® when I participate in the Next Move Program? 


Of course! We’re always happy to work with our trusted REALTOR® partners. 


How do I participate in the Next Move Program? 


Email nextmove@camillo.com to get in touch with the Legend Homes team and start the process! We’ll work with you to fill out a verification form and take care of the rest to set you up for success. 


Is the Next Move Program only available to current SimplyHome renters? 


Yes! This is a unique program designed specifically to serve SimplyHome residents. 


What are the exclusive benefits of the Next Move Program? 


People who participate in the Next Move Program can use the following incentives when they purchase a new Legend Home: 


  • Flexible lease termination dates, which can save participants up to an average of $4,000 ((minimum of three months of residence required)
  • Up to $5,000 off the purchase price from the rent they’ve previously paid on their SimplyHome residence 
  • Up to $15,000 toward closing costs when working with a preferred lender 
  • Down payment assistance opportunities for qualified buyers who work with a preferred lender 

 

What are closing costs? 


Closing costs are the expenses that buyers must pay in addition to the price of the home. They typically include processing fees, property taxes, title insurance, and other similar charges. It’s common for closing costs to account for 3 to 6% of the total loan amount. 


How soon can I use the flexible lease component of the Next Move Program? 


SimplyHome renters can easily end their rental agreements without penalties when they use the Next Move Program. Participants must rent for a minimum of three months before becoming eligible. They must also provide 30-day notice before terminating their lease when purchasing a new home through the Next Move Program. 


Can I combine the Next Move Program incentives with other active sales offers? 


The Next Move Program incentives aren’t stackable with any other short-term incentives except for the Hometown Heroes discount (closing costs only), which is available for local teachers, medical professionals, active-duty military members, police personnel, firefighters, and more.  


What happens if I've prepaid my rent? 


SimplyHome would prorate the rent charge to the vacate date and apply the security deposit to any turnover charges (if applicable). Additionally, because you'd participate in the program, SimplyHome would not charge an Early Termination Fee. 


Any remaining funds would be sent back to the resident within 30 days of vacating the property. 


What else do I need to know about buying a home? 


Purchasing a new home is one of the most exciting experiences of your life. With that said, there are several key steps every first-time buyer should know when they get started. 


One important factor is credit score. Ranging between 300 and 850, a credit score is used to determine a person’s “creditworthiness” and is impacted by their payment history, amounts owed, length of credit history, types of credit used, and new credit. A typical credit score for loan approval is 640+. 


Another is savings! People who can put money toward a down payment have a great head start in acquiring the home they’re looking for.
